Pre-Listing Inspection

New Construction Inspection

New home construction can greatly benefit from an inspection performed by an unbiased third-party. We’ll come in to perform the inspection service prior to the builder’s final walkthrough, assessing the property from top to bottom to look for safety issues and other defects. If we identify issues with the home, the timing of the inspection will leave an ample window for having repairs put into place before final closing.

New Construction Phase Inspections

Conducting an inspection of new home construction at multiple phases throughout the build is a fantastic way to ensure that the home is truly turnkey ready when the builders leave the property. From the foundation pour to the final walkthrough, we’ll arrive at the property periodically to evaluate progress—identifying potential issues as they emerge to help save time and to give the buyer peace of mind.

11th Month Warranty Inspection

A new home will most often be protected by the builder’s warranty for one full year after final closing. In the weeks leading up to the warranty’s expiration, we recommend scheduling this inspection service so that we can determine if any issues have come up since you first bought the property. We’ll inspect most readily accessible areas of the home, reporting on any defects that we encounter so that you can check to see whether or not repairs will be covered by the home’s warranty.

Home Maintenance Inspection

Keeping up with your home’s maintenance needs goes hand-in-hand with preserving and maximizing the home’s market value. Neglected maintenance often leads to more substantial repairs—but by having us comprehensively inspect the home, you can avoid those unnecessary expenses. We’ll identify maintenance issues before they become more problematic, providing you with the knowledge you need in order to make basic improvements.


When you get the call letting you know that repairs and other requested projects have been completed on your prospective home, it’s a good time to schedule this inspection service. We’ll return to the property to re-inspect the components that the seller had addressed, confirming whether or not the repairs were done safely and correctly so that you can confidently proceed with final closing.

Radon Home Inspection Services

Radon Testing

As the United State’s second leading cause of lung cancer after cigarette smoking, radon exposure in residences is a real issue—and Atlanta is one of the EPA’s highest radon zones. That’s why home-buyers are increasingly concerned about the radon levels in their prospective investments, and this inspection service is the only way to know for sure whether or not the home is safe from this dangerous gas. We use advanced computerized radon detectors to take an accurate reading of the home’s radon levels, determining whether or not radon mitigation will be necessary. Fortunately, if radon mitigation needs to be implemented, the cost is comparable to most common home repairs.

WDO / Termite Inspection

For this inspection service, we have teamed up with a trusted third-party professional in the Atlanta area to evaluate homes for existing damage caused by termites and other destructive pests. This state-licensed inspector will thoroughly evaluate the home, providing a full report of their findings. Your inspector will also issue the “termite letter” that is often required by lenders at final closing whenever necessary. If requested by the client, our inspection partner can also provide cost estimates and pest treatment services.

Mold Testing

For a home to be a healthy living space, it can’t be riddled with harmful molds that may elicit allergic reactions. This inspection service will determine if mold has become established in the residence and to what extent, evaluating both air and surface samples for mold spore activity. We’ll also check to see if any moisture intrusion is occurring that could be allowing the mold to thrive.

IAQ2 Testing

We all spend a great deal of time inside our homes, and indoor air quality is of the utmost importance. For this inspection service, we’ll comprehensively evaluate your prospective home’s indoor air for various pollutants and other hazards. A carbon monoxide detector and specialized air quality testing equipment will be utilized during the inspection.

Stucco Inspection (MWC)

We are Moisture Warranty Corporation (MWC) certified to offer comprehensive stucco and EIFS inspections. Stucco is a highly efficient cladding material that has been around for millenia and is still commonly applied to homes today. For this inspection service, we’ll rely on our extensive training in combination with specialized moisture-detecting equipment to thoroughly evaluate a home’s cladding system—determining whether or not there is a concealed moisture issue that will need to be addressed. Although we offer a Stucco Inspection as a standalone service, it can be scheduled along with a full home inspection at a discounted rate.

Pool & Spa Inspections

For this inspection service, we’ll provide a thorough, unbiased evaluation of the pool or spa that is included with a prospective home purchase. Repair and maintenance expenses for these amenities can get out of hand quickly, and it’s important to know what you’re working with before you agree to the final terms of purchase. We can schedule a Pool & Spa Inspection at the same time as a full home inspection for a discounted rate.

Asbestos & Lead Inspections

Asbestos and lead-based building materials were commonly used in older homes before regulations were put into place due to the associated health risks. For your safety and peace of mind, we can inspect a home for the presence of lead-based paint and materials such as insulation that may contain asbestos—providing referrals for removal if necessary so that you and your family can stay protected.

Infrared Inspection

For this inspection service, our highly trained and certified thermographer will utilize a thermal imaging camera to assess the home’s readily accessible areas using the infrared light spectrum. What this does is allow our inspector to see and interpret hot spots and areas of heat loss, information that is essential to pinpointing issues such as defective insulation, bad electrical wiring, and moisture penetration.

Hi-Resolution Drone Roof Inspections

By using aerial drone photography, we can inspect roofing systems that would ordinarily be inaccessible for any number of reasons—including unsafe building materials, obvious damage, and inclement weather. We’ll closely photograph the entire roofing system, allowing us to assess potential defects just as if we’d walked the roof ourselves.
